Chief Accountant – Investor Side (Real Estate Projects)
Apply now1. DETAILED JOB DESCRIPTION
1.1. Project Accounting & Financial Management
- Set up and manage the accounting system for real estate investment projects in compliance with applicable regulations.
- Monitor the project’s entire cash flow: investment costs, disbursement, advances – reimbursements, subcontractor payments, and final settlement.
- Control contract values, addendums, approved quantities, and payment dossiers.
- Review and recommend approval of project expenses based on principles of completeness, reasonableness, validity, cost efficiency, and legal compliance.
1.2. Management Reporting & Cash Flow
- Prepare weekly/monthly/quarterly project cash flow reports.
- Forecast capital requirements and alert financial risks.
- Coordinate with the Finance Division on project financing solutions.
1.3. Tax & Legal Compliance for Projects
- Be fully knowledgeable of all projects legal documents: investment approval, planning, construction permits, fire safety approval (PCCC), design appraisal, and sales contracts.
- Handle project-specific taxes, including:
- VAT for real estate projects
- Corporate Income Tax (CIT) for project revenue
- Contractor Tax
- Registration Fee
- Land tax and land use fee
- Follow up on project finalization and settlement procedures with relevant state authorities.
1.4. Investment Cost Control
- Establish project norms, cost frameworks, and budgets from the outset.
- Monitor actual costs throughout each project phase.
- Coordinate and reconcile data with the Cost Control/Estimation Department, Project Management Department, and Bidding Department.
1.5. Sales Support
- Control sales documentation: booking forms, sales & purchase agreements, and customer receivables.
- Ensure payment collection per schedule, minimize bad debts.
- Monitor discount schemes, incentives, and sales policies.
1.6. Team Management
- Develop accounting and financial procedures for the Investor Division.
- Train and supervise the project accounting team.
- Report directly to the CEO/Board of Directors.
2. CANDIDATE REQUIREMENTS
2.1. Qualifications & Expertise
- Bachelor’s degree in accounting, Auditing, or Finance; CPA, ACCA, or equivalent certifications are preferred.
- Minimum 5 years of experience as Chief Accountant or Deputy Head of Accounting in a Real Estate Developer/Investor.
- Strong expertise in:
- Accounting for real estate development projects
- Budgeting – cost control – cash flow management
- Tax regulations and legal frameworks applicable to Developers
2.2. Essential Skills
- Strong cost control and financial risk management capability.
- Excellent Excel skills, familiarity with accounting software and management reporting.
- Strong communication, independent working ability, and effective cross-functional coordination.
- Traits: integrity, decisiveness, prudence, and strong professional judgment.
2.3. Preferred Qualifications
- Experience as Chief Accountant at major real estate corporations or developers (low-rise/high-rise projects).
- Strong understanding of inspection – audit – project settlement procedures in real estate.
- Experience working with banks on project financing/loans.
